Vista Pointe Ridge Homeowners Association is located in Aliso Viejo, California, under 4 miles inland of the beautiful Pacific Ocean. This wonderful community of 369 homes is close to shopping, schools and parks.

The association developed and is implementing a plan to update all common areas over the course of 3-5 years. The current plan is to complete the renovation without any increase in association dues. Most of this cost will be paid from the reserves, but some of the cost will be paid through current maintenance savings. The plan was approved to update and improve the look of the community and many areas of the community required normal plant replacement after 15 years. The approved palette includes low water usage, drought tolerant plants, and plants consistent with the overall plant palette.
The renovation will begin with the focal areas of the community: the entrance at Silkwood and the corners at Sprucewood and Peppertree and Canyon Vista. Subsequently, other zones will be addressed based on need and cost. Tree removal will be part of this process. Diseased, leaning, and dangerous trees will be removed in addition to those inconsistent with the plan palette. New trees will be planted with the intent to improve views and balance the need for privacy.
In the next few days, the plant palette and zone map will be placed on the website for homeowner information. If you have any questions, please do not hesitate to contact the community manager.

Status of the Green Areas: Silkwood is complete, Sprucewood and Canyon Vista and Pepper Tree and Sprucewood Corners are in progress and lastly the end caps of Canyon vista at Rock Rose and Coastal Oak are being reviewed for future work.
